Our service has been designed so you can let your home with the minimum of worry or stress.
Your Tenants
Your tenants will be referenced by an independant agency to ensure they are in full time employment and can afford to pay you the rent. References are obtained from employers and previous landlords. Detailed credit checks will be carried out.
Inventory of Your Contents
A full and detailed inventory of your contents, fixtures and fittings will be prepared, together with a schedule of conditions. This will be agreed and signed by the tenant. This document forms the basis of the report produced when the tenant moves out.
Property Inspections
Alan Francis will check your property regularly and advise you of the condition of your home. A Consultant will visit your property six weeks after the tenant moves in and at regular intervals throughout the tenancy.
Protection of your Property
It is the tenant's responsibility to keep the property and garden clean and tidy. For the safety of tenants and to avoid breakage through misuse, it is important to leave instructions and manuals for appliances, eg washing machines, central heating, vacuum cleaners, lawn mowers, etc. Wherever possible we recommend all tenants take out a comprehensive Tenants Insurance Policy to cover damage to the property.
Repairs and Maintenance
Landlords are responsible for ensuring the property is kept in a good state of repair. When a tenant reports a maintenance issue, an inspection will be carried out where possible to ascertain the contractor required. For the event of an emergency, tenants are supplied with an emergency phone number.
