Q. Why should I let my property?
A. If you are going away for a period of time, you will find your property will suffer less deterioration and is more secure from burglary if it is occupied. Rental income can also cover any costs incurred with an empty property. The staff at Alan Francis are comitted to offering you a stress-free home letting service.
Q. Should I let my property furnished or unfurnished?
A. Alan Francis will be happy to advise by using their extensive knowledge of the industry and current market conditions. If you decide upon furnished, we can also advise on furniture requirements.
Q. What else should I consider before I let my property?
A. You must consider:
what sort of tenants you will have in your home
how long you want them to stay. The minimum tenancy is six months

whether the conditions of your mortgage will allow letting
how well your property will be managed.

Q. Will I be able to get my property back?
A. Legislation has removed many of the risks of letting. Secure assured shorthold six month tenancies and 'fast track' repossession help to ensure you will always be able to get your property back when you need it. Quality tenants acquired through our stringent referencing process provide additional assurance for landlords.
Q. What happens if the tenant does not pay rent?
A. When a tenant moves in they are required to pay one month's rent in advance plus one and a half times the month's rent as a deposit. For added peace of mind the tenant referencing company is so confident in their ability to pass only quality tenants they offer landlords a free six month rent indemnity, subject to terms and conditions. It can be extended after the free period for minimal cost.
Q. Should I buy to let?
A. Over recent years there has been an increase in the private rented sector. Renting is now considered to be viable alternative to buying and there is no shortage of quality tenants looking for suitable properties. Mortagages are now readily available on Buy to Let schemes.
