HIPS / EPC
What are HIPs?
HIPs stands for ‘Home Information Packs’. All
residential property in England and Wales now has to have
a HIP before it can be ‘marketed’. A HIP is a
written report detailing basic information about the property
and the surrounding area. The HIP is designed to improve the
home buying and selling process by making relevant important
information available up front.
Who will Prepare the HIP and What is Included?
The HIP document will be prepared by a Qualified Provider.
Compulsory elements include details of the title (legal ownership)
of the property, local authority ‘searches’, lease
details (if applicable) and an Energy Performance Certificate
(EPC) by a qualified surveyor – giving information about
the property’s energy efficiency.

Who will pay for the HIP?
The responsibility of paying for the HIP is normally with
