Our five point customer commitment...

 

Valuation Commitment

We undertake to give you an accurate market appraisal based on prevailing market conditions, levels of demand and comparable properties.  We may also measure the square footage of your home to support any comparable evidence we use.  The time a valuation can take will vary depending on your questions, please feel free to ask as many as you want.

 

 

Marketing Commitment

Marketing commences as soon as you sign our agency contract.  We aim to maximise exposure to the market and find a buyer as soon as possible.  We will prepare attractive and clear particulars of your property, including internal photographs and floor-plans, to present it in the best possible way - whilst complying with the Property Misdescriptions Act.  To avoid delay, and unless you instruct us otherwise, we may circulate 'draft' particulars until you have approved the final version.  Your property will be featured prominently in press advertising/websites and, if agreed, a For Sale board will be erected.

 

 

Offers Commitment

Our prime responsibility is to you, our client.  We have a legal obligation to inform you of all purchasing offers.  Wherever possible we will do this verbally and follow up with written confirmation.  We will also ask potential buyers about their financial circumstances and any dependent sales, so that you can make a clear judgement on offers received.

 

 

Sales Commitment

It is for you to decide whether to proceed with a sale, to which buyer and at what price.  It is also up to you whether the property stays on the market after a sale has been agreed 'subject to contract'.  However, we have many years experience and would be pleased to offer our professional advice.

 

 

Communications Commitment

Throughout we will keep you informed.  During the marketing phase we will keep you up-to-date on market activity and give meaningful feedback after viewings.  When we agree a sale we will exchange information with all interested parties.  Whilst it is then your solicitor who is primarily responsible for keeping you informed, we can assist and liaise with the chain to try and keep things moving in accordance with your time-frames.
