How Long Will it Take to Purchase my New Home?

There are three main stages involved in the conveyancing transaction, namely Agreeing the Sale, Exchange of Contracts and Completion.  From start to finish, the process usually takes up to three months.

 

 

Can I Get a Mortgage Offer before I Find my Property?

Yes.  You can get an 'agreement in principle' from a lender, however, your lender won't make a formal mortgage offer until a valuation has been carried out on the property you wish to buy.  If requested, we can make arrangements for an independent Financial Adviser to assist in mortgage advice to help you find the mortgage that most suits your needs. 

 

 

What Other Costs Might I Incur in Taking Out a Mortgage?

You should be aware that, on top of the mortgage cost, you are likely to have to pay a valuation fee and in some cases lenders charge an arrangement fee for processing the mortgage application.  You may also need to pay arrangement & search fees, land registry fees and legal costs, as well as stamp duty when appropriate.  Your lender will insist that you take out adequate buildings insurance.
