At Alan Francis, we aim to provide tenants with as much information as possible regarding our fees.
Chargeable fees, inclusive of VAT, are as follows:
Tenancy Set-Up/Administration Fees: £300 for up to two people. For each additional applicant, the fee is £150. Company lets are charged at £420. (This includes referencing fees, application fees, share of fees for drawing up the tenancy agreement and registering the deposit with TDS).
Pet Fee: £200 (if the Landlord is in agreement to having a pet at the property). This amount is held for up to two months after the tenancy ends and is charged to cover the added risk of property damage.
Deposit: One and a half month's rent.
Renewal Fees (Tenant Share): Renewing the tenancy agreement on an existing occupied property, subject to Landlord approval:
£75 for the production of a new tenancy agreement; and
£75 for renewing on a periodic basis.
Late Payment and/or Letter(s) to Tenant(s) for Breach of Tenancy Agreement: £30.
Returned Cheque or Standing Order: £30.
Remedial Work Charges on Check-Out: an administration charge will be added to the capital cost of all works carried out at 12%.
Non-Cancellation of a Standing Order after Vacation (ie rent having to be returned): £18
Amending Tenancy Agreement (ie agreed change of occupier names on the contract): £150
Loss of Keys or Other Such Security Items: a charge for the replacement item and any professional services required plus an additional charge of 12%.
