Great news, the Government have given the green light to restart the property industry. This is very welcomed news and we are now in the process of opening from 9am to 6pm Monday to Friday (9am to 4pm Saturday). Please note that although some staff have returned to the office, in order to comply with social distancing, part of our team are still working from home. We therefore thank you in advance for your continued patience if we are slightly longer in responding than usual. We will also be restricting the number of visitors to our office on a pre-booked appointment only basis, where social distancing will again apply.
The safety of our staff and customers is our number one priority, therefore, this may reduce the number of appointments we can do daily. Properties should continue to be viewed initially online and any property of strong interest can then be viewed in person.
In accordance with Government guidelines, we will operate under social distancing which will include staff wearing masks and gloves. Please do not take offence if we ask a few more questions when booking your appointment, at which stage our staff will explain our full policy for viewings to be able to take place.

Covid-19 / Maintenance Update
Whilst we are phasing our return to work, for urgent maintenance issues (such as water leaks, no heating or water), please email firstname.lastname@example.org and we will try to deal with your request. All non urgent maintenance will be logged by us but put on hold until this crisis passes. We are operating in unprecedented times and would ask tenants to be respectful of contractors when requesting maintenance.

In addition to paying rent for the property, you may also be required to make the following permitted payments, inclusive of VAT (where applicable):
Holding Deposit (per Tenancy): One week’s rent. This is to reserve a property and will be payable upon referencing forms being submitted to our office. On the day of move-in, this deposit will be off-set against the final amount due. Please note: this will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per Tenancy, Rent under £50,000 per year): Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please note: this will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or Other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request): £50 (inc VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request): £50 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request): Should the tenant wish to leave their contract early, and the landlord consents to this, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Additional Rent for Pet(s): If the landlord agrees to pet(s) at the property, additional rent of £15 per calendar month per free-roaming pet will be payable. This will be agreed with the tenant in advance and prior to a reservation deposit being taken.
Council Tax, Utilities and Communication Services: Tenant(s) are responsible for paying bills in accordance with the tenancy agreement, which could include council tax, utility payments (gas, electricity, water) and communication services (broadband, TV, telephone).
